SMS / Text Messaging Policy

This page describes the text-messaging (SMS) program operated by Penn Treaty Properties (PhillyBricks) through its PB Inspect property-management platform at https://inspections.phillybricks.com. It explains who receives messages, how tenants consent (opt in), the types of messages we send, and how to opt out at any time.

Program description

Penn Treaty Properties (PhillyBricks) sends account-related and operational text messages to its current tenants about the rental units they occupy. This is a non-marketing program: we use SMS only for property-operations communications such as inspection scheduling, report review and signature links, and seasonal maintenance reminders.

How tenants opt in (consent)

A tenant’s mobile number is added to this messaging program only after the tenant provides express consent in one of the following ways:

  • Lease / tenant onboarding: The tenant provides their mobile number and agrees, in their signed lease or tenant-intake paperwork, to receive operational text messages from Penn Treaty Properties (PhillyBricks) at that number. The consent language reads, in substance: “I agree to receive operational and account-related text messages (such as inspection and maintenance reminders) from Penn Treaty Properties / PhillyBricks at the mobile number I provided. Consent is not a condition of renting. Message and data rates may apply. Reply STOP to opt out or HELP for help.”
  • Direct request: A tenant may ask us in writing (email or text) to enable text reminders for their unit.

We do not purchase, rent, or message phone numbers obtained from third parties. Only tenants with an active lease relationship with Penn Treaty Properties (PhillyBricks) are enrolled.

Types of messages you may receive

  • Move-in, move-out, and mid-lease inspection scheduling and reminders.
  • Secure links to review, add photos/notes to, and electronically sign an inspection report.
  • Seasonal maintenance reminders (e.g., air-filter changes and smoke/CO-detector checks).
  • Confirmations and follow-ups related to the above.

Sample messages

  • “PhillyBricks: Your move-in inspection report for 1234 Main St #2 is ready to review and sign: [link]. Reply STOP to opt out, HELP for help.”
  • “PhillyBricks: Reminder to change your air filter this month and upload a photo here: [link]. Msg & data rates may apply. Reply STOP to opt out.”

Message frequency

Message frequency varies and depends on your tenancy and the time of year (for example, around inspections or maintenance windows). You will typically receive only a few messages per quarter.

Cost

Penn Treaty Properties (PhillyBricks) does not charge for these messages, but message and data rates may apply depending on your mobile carrier and plan.

How to opt out (STOP)

You can cancel the SMS program at any time by replying STOP to any message. After you send STOP, we will send one confirmation message and then send no further messages to that number unless you re-enroll. You may re-enroll at any time by replying START or by asking us to re-enable reminders.

Help (HELP)

For help, reply HELP to any message, or contact us at hello@phillybricks.com. Carrier support is also available from your mobile provider.

Privacy

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Mobile numbers and consent records are used solely to operate this messaging program. Text messages are delivered through our messaging provider, Twilio, acting on our behalf. Information sharing to subcontractors such as Twilio is limited to what is needed to send the messages you have requested. See our full Privacy Policy and Terms of Service.

Supported carriers

Messages are supported on major U.S. carriers. Carriers are not liable for delayed or undelivered messages.
